A survey conducted at the end of 2016 among the members of the Association of Foreign Real Estate Investors (Afire), which brings together the largest international institutional real estate investors in the world and has an estimated more than US $ 2 billion in managed real estate globally, it showed strong figures: 60% indicated that the United States is the safest country to make investments in real estate and the one that offers the best opportunities for capital appreciation, followed by Germany with 19%. 95% say they will maintain or increase their investment in the US.
What are the reasons? Its sustainable economic growth. The United States maintains sustained growth for 7 years, even with a moderate 2.1% annual growth in its GDP. The simple and easy mechanisms to invest in that country are another point. The United States offers a context that encourages foreign investment, in addition to providing a predictable and transparent judicial system. Another variable is the income in dollars.
Foreign investors find the real estate market attractive for the possibility of renting their properties and having a monthly income in dollars, especially for those living in countries with a high inflation rate. The fourth point is the benefits of an investor visa. In some countries, there is a Commercial Agreement with the United States, which gives the possibility of being eligible for an E2 Investor or E1 Foreign Trade visa, which grants benefits such as a social security number, better financing options, job opportunities for spouse, among others. This visa can also give access after a few years to a Permanent Residence or "Green Card". In addition, betting on this market allows diversification and expansion of long-term assets, without the need to live in the US.
